Martin Macarez, project manager at Little Worker, met us in the heart of Bordeaux. We are on the first floor of a two-story old building. It was this small surface area that his client, seeking a first rental investment, set his sights on. Previously occupied by the granddaughter of a retired couple, the studio was neither optimized nor to the taste of its new owner. Everything was about to change.

Initially, this 23 m² apartment suffered from a DPE E energy rating, which wasn't actually so bad considering the state of the place. The recently replaced windows saved the day. It hadn't been renovated for at least twenty years, the electrical system was no longer up to code, there were gas bottles under the kitchen countertop, and textured wallpaper everywhere… Not to mention wood paneling on the bathroom ceiling and a bathtub curtain that seemed past its prime. Finally, old linoleum made the floor dull, and there was no designated space for the washing machine.

A Well-Designed Small Space Combining Thermal Comfort and Refined Decoration

The work began with bringing the electricity and plumbing up to standard, before completely rethinking the technical rooms: the kitchen and bathroom. Energy renovation meant insulating the walls and the rafters—a technique involving installing insulating materials on the sloping parts of the roof.

“Because there’s no one above,”

Martin specifies, and the mezzanine therefore greatly needed it! This ensures an ideal temperature in the T1 bis apartment, regardless of the season. Furthermore, particular attention was paid to aesthetics to make these 23 m² clean, comfortable, and pretty.
