Major changes are in store along the Schipholweg in Leiden. The old office buildings on both sides of the road will make way in the coming years for modern residential towers with hundreds of homes, offices, and amenities.
The municipality wants the area to transform from an empty office park into a vibrant urban district where people live, work, and meet. A key part of the plans is the Maretoren (Mare Tower), which will be built on the side of the Parmentierweg. This building will be approximately 72 meters high and will contain over two hundred homes, offices, and hospitality venues.
On the railway side, three towers are planned with a total of around six hundred apartments, shops, and ground-floor hospitality space. The project on that side of the Schipholweg is called Lakenpoort. There is a focus on sustainability: green terraces, rooftop gardens, and energy-efficient building materials are part of the designs.
The draft zoning plan will be available for public inspection soon. After that, the city council will decide whether the existing office designation can be converted to residential and mixed-use. During the inspection period, local residents and other stakeholders can give their opinions. If objections are submitted, this could lead to delays or even proceedings at the Council of State. Only after the zoning plan is approved and the permits are granted can demolition and construction truly begin.
